Cold Room Cost Guide: Scope and Historical Project Prices

Cold-room prices depend on the room geometry, temperature duty, incoming load, panels, doors, refrigeration, power supply and delivery scope. The records below are specific 2023–2024 project documents, not current offers or a price per square or cubic metre.
Historical project prices
These historical figures come from three pro forma invoices and one commercial invoice held in our internal project archive. Client and payment details are omitted. The 22 ft and 26 ft quotations include a seven-glass-door display front; they are not equivalent to an ordinary storage room. For the 22 ft and 26 ft rows, the equipment amount is calculated as the historical total minus the separately listed freight. The 2024 equipment subtotal is explicitly listed in its PI. A dash means the document does not separately state that amount.

The 22 ft and 26 ft PIs itemize 100 mm PU panels, glass doors with heating, an entrance door, shelves, refrigeration, controls and a separate freight line. Their recorded refrigeration configuration includes −20 °C, 380 V and R404A. These are historical document specifications; a current system requires a new design and destination-specific refrigerant and electrical review.
The 2024 document specifies 9 × 10 × 9 ft, one display glass door, no floor panels and a recess for a pillar. It records an equipment subtotal of USD 3,560 and a delivery line of USD 1,100, totaling USD 4,660. The 2023 four-door commercial invoice records USD 4,160 but does not break out freight or installation.
What changes the quotation
Changing door count, floor insulation, panel specification, product temperature, ambient conditions, power and daily incoming load can change the result. A freezer and a display-front room must not be priced from floor area alone. Installation, electrical work, foundations, drainage and commissioning should each be identified in the scope.
Compare the same delivery scope
The documents use the wording CIF DALLAS. Freight descriptions differ between a Dallas port line and delivery to a Dallas warehouse. These records alone do not establish a current Incoterms-compliant destination, import tax scope, unloading or installation. Confirm the named place and responsibilities in a new quotation.
Compare product, packing, freight, insurance, export handling, import clearance, duties, taxes, destination delivery, unloading and installation at the same handover point. Do not carry a historical freight amount or refrigerant into a present order without verification.
Information for a current quotation
Send internal or external dimensions with the measurement basis, target and incoming product temperatures, daily load, storage duration, door traffic, site ambient, voltage/frequency/phases, destination, quantity and required arrival date. The current quotation should state model, configuration, included components, price validity and delivery responsibilities.
